(G) Any non-conforming open use of land lawfully existing upon the <br /> effective date of this Ordinance may be continued for a period of <br /> three (3) years after the effective date of this Ordinance, where- <br /> upon such non-conforming use shall cease. <br /> (H) Normal maintenance of a building or other structure containing or <br /> related to a non-conforming use is permitted, including necessary <br /> non-structural repairs and incidental alterations which do not ex- <br /> tend or intensify the non-conforming use. <br /> (I) A lawful non-conforming use may be changed only to a use of the <br /> same or more restricted classification. <br /> (J) Alterations may be made to a structure containing non-conforming <br /> residential units when they will improve the livability thereof, <br /> provided they will not increase the number of dwelling units or <br /> expend the existing bulk of structure. <br /> 4.04 LOT PROVISIONS <br /> (A) A lot or parcel of land for which a deed or contract for deed has <br /> been recorded in the office of the Anoka County Register of Deeds <br /> upon or prior to, the effective date of this Ordinance shall be <br /> deemed a buildable lot provided it has frontage on a public right- <br /> of-way and said space requirements for the district in which it is <br /> located can be maintained or adjusted to conform as follows: a <br /> lot or parcel of land of record upon the effective date of this <br /> Ordinance which is a Residential District and which does not meet <br /> the requirements of this Ordinance as to area, width, or other <br /> open space, may be utilized for single family detached dwelling <br /> purposes provided the measurements of such area, width or yard <br /> space are within sixty percent (60%) of the requirements of this <br /> Ordinance; but said lot or parcel shall not be more intensively <br /> developed. <br /> (B) Except in Planned Unit Developments there shall be no more than <br /> one (1) principal building on one lot in all residence districts. <br /> (C) An access drive to every principal building shall be provided and <br /> constructed according to minimum standards of the Village when <br /> such building is 300' or more from a thoroughfare or street. <br /> (D) Access to any street shown on the Adopted Major Thoroughfare <br /> Plan shall require a special use permit as provided for in this <br /> Ordinance. <br /> 4.05 ACCESSORY BUILDING AND STRUCTURES <br /> (A) No accessory building or use shall be constructed or developed on <br /> a lot prior to the time of construction of .the principal building <br /> to which it is accessory. <br /> -6- <br />
