Ordinance No. 56 (Zoning Code) Section 6:23 requires a minimum 100 foot lot <br />width for General Business (GB) and Limited Business (LB). This requirement <br />has been met in the sketch plan. <br />5. Section 4.15 requires that where a commercial district is adjacent to a <br />residential district, that the minimum building setback from the lot line be 35 <br />feet. The setback for an industrial district adjacent to a residential district <br />is 75 feet. <br />6. Section 4.23 states that non-residential land uses may be permitted in areas <br />without sanitary sewer only if a special use permit is issued. See Section 5.04 <br />Special (Conditional) uses. <br />7. The City may want to ask the engineer for an opinion as to whether or not <br />Elmcrest Avenue would have to be upgraded in order to support industrial <br />traffic. <br />The above comments represent only a "quick" review of the proposal.
