a. The Utility Easement Plan calls out utility easement lines which are confusing <br />since a drainage and utility easement covers all of Lot 22. <br />b. If additional easements are required over individual lots, these shall be shown on <br />the preliminary plat. <br />c. The arrows shall clearly point to what is being described. <br />13. Sheet C2.12, Site Details: <br />a. The detail for the Wetland Buffer Signs shall be revised to the current City's <br />engineering standard detail plate. <br />14. Landscape Plans <br />a. All sheets (Tree Preservation, Site Plan, Irrigated, Landscape etc.) shall include <br />the complete 20 acre site. <br />i. All landscape plans shall include required boulevard trees, irrigation, <br />landscaping, buffer and/or screening along entire length of public road <br />right-of-way including near CR J. <br />b. All sheets shall clearly differentiate between existing trees and proposed trees. <br />i. For example, Sheet L1.0 clearly shows the difference but Sheet L2.9 does <br />not, especially in the 50 foot buffer area. <br />c. The trail shall be better defined on all plan sheets. <br />d. A year round triangulated coniferous screen or 6 foot high privacy fence is <br />required between 253-255 Woodridge Lane and the public road right-of-way. <br />15. Sheet L0.1, Tree Preservation Plan: <br />a. Trees being removed within the wetland buffer shall be mitigated at the Natural <br />Resource Conservation Area ratio. The Tree Mitigation table shall be revised <br />16. Sheet L1.1, Irrigated Areas <br />a. The irrigated areas are not clearly visible on the printed plan sheet. <br />17. Sheet L2.0, Boulevard Trees: <br />a. Calculations are required for the Cottage Home private road. <br />18. Sheet L2.1 and L2.2, Main Building North & South: <br />a. The trail along Hodgson Road shall be better defined. <br />b. Coniferous trees shall be setback a minimum of 15 feet from paved trail. <br />c.
