i. Lot shall be minimum 5 feet from building and front porch structure. The <br />front porch minimum is not met. <br />ii. The Cottage Home detail shows 8 foot deep front porch but architectural <br />cottage home plan shows 6foot. Please revise. <br />b. Staff suggests Outlot C be preliminary platted as a lot and block and final platted <br />as an outlot. This would avoid the need to preliminary plat and final Outlot C for <br />future development. <br />10. Sheets C 1.20-C 1.22, Site Plan and Sheets C 1.23-C 1.25, Geometric Plan: <br />a. A 20 foot wide public trail easement is required over the public trail extending <br />from Woodridge Lane to the internal public road. <br />i. The 20 foot wide 'trail corridor shall be outside of the lines (e.g. Lot 13 and <br />Lot 14), not just the house pad. <br />ii. A separate recordable trail easement shall be drafted by the applicant. <br />iii. The trail from Woodridge Lane past the clubhouse to the internal public <br />road shall be bituminous pavement. <br />b. The number of restaurant parking stalls shown on Sheet C1.20 and A2 are not <br />consistent. Please revise accordingly. <br />c. Joint parking facilities with driveways and cross easements shall be encouraged <br />between the future restaurant and future commercial development. <br />i. Staff recommends one larger parking lot serve the two developments. <br />Parking lot setbacks are not required between the two lots. <br />d. Proper turn lanes and medians on CSAH 49 (Hodgson Road) and CR J (Ash <br />Street) shall be finalized with Anoka County, Ramsey County, City of Shoreview <br />and City of Lino Lakes and reflected on the plan sheets. <br />e. The house pad of Lot 20 shall be a minimum of 25 feet from the public road right <br />of way line. <br />f. Sheet C 1.23: <br />g• <br />i. The trail along the north side of the internal public road is noted as both 9 <br />feet and 5 feet. All notes shall be 9 feet. <br />Sheet C1.24: The 20 foot trail easement line shall be shown. <br />11. Sheet C1.30 and C1.31, Grading and Drainage Plan: <br />a.
