Subd. 4. "E-R" Expansion Residential District. <br />(1) Purpose. The purpose of this district is to allow for large lot, <br />single-family residential development with on -site sewage <br />disposal systems in areas which are planned to receive sewer <br />sometime after 1990. Development will be encouraged to occur <br />in such a manner as to not make it difficult to extend sewer into <br />the area in the future. This transitional district is intended to <br />provide limited opportunities for a low density, semi -rural, resi- <br />dential lifestyle for those who are willing to accept a lower level <br />of urban and community service. Developments which do occur in <br />this district prior to the availability of sewer will be designed for <br />future resubdivision so as to permit economical installation of <br />sewer at a later date. <br />(2) Lot and Yard Requirements. <br />(A) Minimum lot size: 5 acres <br />(B) Minimum lot width: 330 feet <br />(C) Setbacks: <br />(i) Front yard: 30 feet <br />(ii) Rear yard: 30 feet <br />(iii) Rear yard (accessory building): 5 feet <br />(iv) Side yard (interior lot line): 10 feet <br />(v) Side yard (carport or garage to interior lot line): 5 <br />feet <br />(vi) Side yard (corner lot): 30 feet <br />(3) Floor Area Requirements. The minimum outside dimension, floor <br />area for single-family dwellings shall be as follows. <br />(4) <br />Rambler (3 bedroom) <br />Rambler (2 bedroom) <br />1Y2 Story <br />Split Foyer (foyer, stairs) <br />2 Story <br />960 square feet <br />912 square feet <br />912 square feet <br />912 square feet <br />850 square feet <br />All basementless dwellings in this district shall be required to <br />provide an additional 100 square feet of floor area to house <br />utilities. <br />Height Regulations. No building shall be erected or structurally <br />altered to exceed thirty (30) feet. These regulations shall not <br />apply to barns, silos, or other farm buildings. <br />
