and processing; horticultural services; crop dusting; fruit <br />picking; grain cleaning; land grading; harvesting and <br />plowing; farm equipment service and repair; veterinary <br />services; boarding and training of horses; commercial <br />hunting and trapping; the operation of game reservations; <br />roadside stands for the sale of agricultural produce grown on <br />the site. <br />(E) Public utility and public service structures including electric <br />transmission and distribution lines, substations, gas <br />regulator stations, communications equipment buildings, <br />pumping stations and reservoirs. <br />(F) Feedlots and poultry facilities <br />(7) Standards for Granting Conditional Use Permits. No conditional <br />use permit shall be issued unless following review and written <br />findings it determines that the proposed use satisfies the <br />following conditions and the conditions set by Section 1005.05 <br />Subd. 5 of this Ordinance. <br />(A) Non -farm structures shall be sited on a separately surveyed <br />and described parcel. <br />(B) The use shall not be one to which the noise, odor, dust, or <br />chemical residues of commercial agriculture or horticulture <br />might result in creation or establishment of a nuisance or <br />trespass. <br />(C) All agricultural service establishments shall be located at <br />least 300 feet from any driveway affording access to a farm <br />dwelling or field and at least 50 feet from any single-family <br />dwelling. <br />(D) All agricultural service establishments may be required to <br />be screened on the perimeter of the establishment by a solid <br />fence, wall or natural vegetation of not less than 6 feet in <br />height. <br />(E) An agricultural service establishment shall be incidental and <br />necessary to the conduct of agriculture within the district. <br />(F) Public utility and service structures shall be located and <br />constructed at such places and in such manner that they will <br />not segment land or any one farm, and will not interfere <br />with the conduct of agriculture by limiting or interfering <br />with the access to fields or the effectiveness and efficiency <br />of the farmer and farm equipment including crop spraying <br />aircraft. <br />(8) Prohibited Uses and Structures. All other uses and structures <br />which are not specifically permitted by right or by conditional use <br />permit shall be prohibited in the Agricultural Preservation <br />District. <br />
