Subd. 6. "R-2" Two -Family District. <br />(1) Purpose. This district is intended to provide a residential <br />atmosphere for those persons desiring a two-family dwelling with <br />a more urban, but limited, density. Two-family dwellings will not <br />be allowed in areas without sanitary sewer. <br />(2) Lot and Yard Requirements. <br />(A) Minimum lot size (two-family): 15,000 square feet <br />Minimum lot size (single-family): 11,250 square feet <br />(B) Minimum lot width (two-family): 100 feet <br />Minimum lot width (single-family): 75 feet <br />(C) Setbacks: <br />(i) Front setback: 30 feet <br />(ii) Rear setback: 30 feet <br />(iii) Rear setback (accessory building): 5 feet <br />(iv) Side yard setback (interior lot): 10 feet <br />(v) Side yard setback (accessory building at interior lot): <br />5 feet <br />(vi) Side yard setback (carport or garage): 5 feet <br />(vii) Side yard setback (corner lot): 30 feet <br />(3) Zero Lot Line. When two or more adjoining lots are used as a <br />single building site, the side yard requirements shall apply only to <br />the outside lot lines. <br />(4) Churches and Schools. A church, public, parochial, or private <br />school shall have a side yard of not less than fifty (50) feet on <br />each side adjoining other property. <br />(5) Maximum Density. The maximum number of dwelling units <br />allowed per buildable acre shall be: 4.5 units/buildable acre. <br />(6) Height Regulations. No two-family dwelling shall hereafter be <br />erected or structurally altered to exceed thirty (30) feet in height <br />measured from the front or street side grade of the site. Other <br />buildings under this classification are limited to the same height <br />of thirty (30) feet unless variation is authorized by the Council. <br />
