(7) Minimum Building Size. <br />(A) Floor Area Requirements. The minimum outside dimension, <br />floor area for single-family dwellings shall be as follows. <br />Rambler (3 bedroom) <br />Rambler (2 bedroom) <br />1 Yz Story <br />Split Foyer (foyer, stairs) <br />2 Story <br />960 square feet <br />912 square feet <br />912 square feet <br />912 square feet <br />850 square feet <br />All basementless dwellings in this district shall be required <br />to provide an additional 100 square feet of floor area to <br />house utilities. <br />(B) Two-family Dwellings. Each living quarter shall have a <br />minimum of eight hundred (800) square feet of floor area. <br />Each must have a private front and rear entrance. Duplexes <br />must have a minimum of sixteen hundred (1600) square feet <br />of floor area. <br />(8) Permitted Uses. In the R-2 Residence District, no building or <br />land shall be used, and no building shall be erected, converted, or <br />structurally altered, unless otherwise provided herein, except for <br />one or more of the following uses. Also, all appropriate regula- <br />tions and standards in Section 1005.05 Subd. 4 (Site and Building <br />Plan Review) and Subd. 6 (Certificate of Occupancy) must be <br />satisfied. <br />(A) Single-family detached dwellings <br />(B) Two-family dwellings <br />(C) Home occupations as provided in 1005.04 Subd. 4. <br />(9) Conditional Uses. The following are conditional uses in the R-2" <br />District and require a Conditional Use Permit based upon the <br />procedures set forth in and regulated by 1005.05 Subd. 5. Condi- <br />tional Use Permits and Certificate of Occupancy as provided by <br />Section 1005.05 Subd. 6. <br />(A) Clinics, nursing homes <br />(B) Philanthropic and charitable institutions <br />(C) Public parks <br />(D) Churches <br />(E) Elementary schools <br />(F) Golf courses <br />(10) Sanitary Sewer. No construction shall be permitted in this <br />district without public sanitary sewer and water. <br />61 <br />
