(5) Manufactured Home Park Site Requirements. Manufactured home <br />parks shall comply with the following site requirements and design <br />standards. <br />(A) Every manufactured home park shall be located on a well - <br />drained area and the premises shall be properly graded so as <br />to prevent the accumulation of storm or other waters. <br />(B) Minimum Area. Minimum total park area shall be five (5) <br />acres. <br />(C) Each lot or site shall Dave "gteisig area of not less than 6,000 <br />square feet.0_2,4 ram, <br />, p <br />(D) Each lot or site shall have a minimum width of sixty (60) <br />feet measured at right angles to its side lines. <br />(E) Front setback of the manufactured home shall be no less <br />than fifteen (15) feet from the curb but no less than ten (10) <br />feet from a sidewalk.:., <br />(F) There shall be not less than five (5) feet between a <br />manufactured home and any side or rear line of a lot. Side <br />yard setback for interior lot lines may be reduced to zero, if <br />it is part of an overall park plan to m ximize private yard <br />space for each unit. This zertttac1 allowance will only <br />be permitted if the distance to the nearest manufactured <br />home is at least thirty (30) feet. <br />(G) There shall be not less than twenty (20) feet of space <br />between manufactured homes in all directions. <br />(H) Cluster Development. Cluster development shall be <br />encouraged; in such cases, the Planning Commission and <br />City Council may vary or dify the strict application and <br />requirements of Sections (5) (C), (D) as applied herein to <br />more readily accommodate this development concept. <br />(I) Average Density. Notwithstanding the type of development <br />concept used, the maximum density shall be seven manufac- <br />tured homes per acre. <br />(J) Individual Walks. All manufactured homes shall be <br />connected to common walks, to paved streets, or to paved <br />driveways or parking spaces connecting to a paved street. <br />Such individual walks shall have a minimum width of 2 feet. <br />(K) Skirt. All manufactured homes shall have skirts around the <br />entire unit made of metal, plastic, fiberglass or comparable, <br />non-combustible material approved by the r <br />and shall be finished to be harmonious with the manufac- <br />tured home so that it will enhance the general appearance <br />thereof. <br />78 <br />
