Subd. 11. "R-7" Manufactured Home Subdivision District. <br />(1) <br />Purpose. The purpose of this district is to provide for manufac- <br />tured housing in subdivided developments, in safe, attractive <br />residential neighborhoods with all urban services and desired <br />amenities. <br />(2) Minimum Land Area. The minimum land area for any R-7 <br />Manufactured Housing Subdivisions shall have at least itwee137 <br />acres of land, and the minimum 106, width shall be at least three <br />hundred (300) feet. <br />(3) <br />Lot, Structure, and Yard Requirements. In the case of a <br />development in which a parcel is to be divided into individual <br />platted lots to be sold individually, the following minimum <br />requirements shall be observed. <br />(A) Minimum lot area: 9000 square feet <br />(B) Minimum lot width: 70 feet <br />(C) Setbacks: <br />(i) Front yard setback: 25 feet <br />(ii) Side yard setback from dwelling: 10 feet <br />(iii) Side yard setback from attached or detached private <br />garage or accessory building: 5 feet <br />(iv) Rear yard setback: 20 feet <br />(D) Maximum structure height: 30 feet PIP <br />, <br />(E) Buffer/screen boundary between 'L- and collector and <br />arterial roadways: 20 feet <br />(4) Permitted Uses. No structures or land shall be used except for <br />one of the following uses. Also, all appropriate regulations and <br />standards in Section 1005.05 Subd. 4 (Site and Building Plan <br />Review) and Subd. 6 (Certificate of Occupancy) must be satisfied. <br />(A) Single-family detached manufactured home <br />(B) Public parks and playgrounds <br />(C) Public utilities <br />(D) Municipal buildings and structures <br />(5) Conditional Uses. There are no uses permitted by conditional use <br />permit except for the following: <br />(A) None <br />a <br />
