(C) Single-family dwellings °tite,t,„ a pr ved-ear e4 ej ed <br />s shall have at least a 3/ r of pitch and shall be <br />covered with shingles or tiles. <br />(D) The minimum size or floor area for manufactured dwellings <br />in the R-7 district shall be 900 square feet. <br />(E) Any metal siding upon single-family residence structures <br />shall have horizontal edges and overlapping sections no <br />wider than 12 inches. Sheet metal siding shall not be <br />permitted in such districts. <br />(9) Building Placement. The side of the home with the longest <br />dimension or the side determined by the city to be the most <br />attractive shall be placed facing the street. <br />(10) Landscaping. <br />(A) Except for the areas used for dwellings, sidewalks, parking <br />or accessory structures, the entire area of each homesite <br />shall be sodded or seeded with grass or other suitable ground <br />cover. <br />(B) At least one shade tree shall be planted at each homesite. <br />Such tree shall be a minimum of 2" caliper size. <br />(C) Every manufactured housing development shall provide for a <br />buffer to adtaret pecties, consisting of a vacant strip of <br />land 20 feet in width along all boundaries of the site. Such <br />buffer will be landscaped with a screen of deciduous and/or <br />evergreen trees, shrubs and bushes and berms so as to form <br />a screen to adjoining properties and streets. Plans for <br />plantings shall be approved by the Council and included in <br />any bond required as a part of the development process. <br />The buffer area may be placed under the control of a <br />homeowners' association, or be included in individual platted <br />lots. Deed restrictions requiring the permanent reservation <br />of these areas as open space and the maintenance of plant <br />materials and berms shall be recorded prior to the issuance <br />of any building permits. <br />(D) All signs, mailboxes and accessory lighting shall be uniform <br />in materials and design and be approved as part of a <br />landscape plan. <br />(11) Exterior Storage. _If a separate area for exterior storage of boats, <br />travel trailers or any other items is to be provided, such area shall <br />be located away from any public street and shall be densely <br />screened and fenced in an approved manner. <br />(12) Parks and Recreation. Each Manufactured Housing Subdivision <br />platted in the city shall hereafter dedicate to the city an area <br />equal to 10 percent of the total proposed area to be subdivided. <br />Such area shall consist of developable and usable land.
