Subd. 12. "NB" Neighborhood Business District. <br />(1) Purpose. The purpose of the NB Neighborhood Commercial <br />District is to provide for the establishment of local businesses for <br />convenient, limited office, retail or service outlets which deal <br />directly with the daily requirements of the immediate neighbor- <br />hood and which are located along a collector or arterial roadway. <br />These businesses are not intended to draw customers from the <br />entire community. <br />(2) Lot and Yard Requirements. <br />(A) Minimum lot size: 11,250 square feet (in a sewered area), <br />1 acre (unsewered area) <br />(B) Minimum lot width: 75 feet <br />(C) Setbacks: <br />(i) Front yard: 30 feet <br />(ii) Rear yard: 30 feet <br />(iii) Side yard (interior lot line): 15 feet <br />(iv) Side yard (corner lot): 30 feet <br />(v) Side and rear yard (accessory building): 5 feet <br />(3) Height Regulations. No building in the NB District shall be <br />erected or structurally altered to exceed thirty (30) feet. <br />(4) Building Coverage. The maximum amount of a site which may be <br />covered by buildings is 35 percent. <br />(5) Green Area. The minimum site area to be left to open space, <br />yard, and/or landscaped area: 35 percent. <br />(6) Permitted Uses. In the NB District, unless otherwise provided in <br />this code, no building or land shall hereafter be erected, or <br />structurally altered except for one or more of the following uses. <br />Also, all appropriate regulations and standards in Section 1005.05 <br />Subd. 4 (Site and Building Plan Review) and Subd. 6 (Certificate of <br />Occupancy) must be satisfied. <br />(A) Convenience grocery store (not supermarket) <br />(B) Barber shop <br />(C) Beauty parlor <br />(D) Bakery <br />
