Subd. 14. "SC" Shopping Center District. <br />(1) Purpose. This zoning classification is reserved for modern retail <br />shopping facilities of integrated design in appropriate locations. <br />Potential shopping center sites should be zoned after there is <br />actual need shown and construction of the center can be expected <br />within two years following such zoning. This will allow potential <br />developers greater freedom in site selection and reduce the <br />possibility of under- of over -zoning for commercial development. <br />(A) There may be more than one site suited for commercial <br />activity, and public policy states that only one may be <br />developed. <br />(B) To provide a flexible means to zone land for commercial <br />development at a later date when there is justification. <br />(2) District Lot and Yard Requirements. <br />(A) Minimum district size: 3 acres <br />(B) Minimum lot size: none <br />(C) Minimum lot width: none <br />(D) Setbacks: <br />(i) Front: 50 feet <br />(ii) Rear: 30 feet <br />(iii) Side (interior lot line): 10 feet <br />(iv) Side (corner): 30 feet <br />(v) Side and rear (accessory building): 10 feet <br />(vi) Side and rear (parking lots): 5 feet <br />(3) Height Regulations. No building in the SC district shall exceed a <br />height of 45 feet. <br />(4) Building Coverage. The area covered by any structure or struc- <br />tures shall not exceed forty percent (40%) of the total land area. <br />(5) Green Area. The minimum site area to be left to open space, <br />yard, and/or landscaped area: 10 percent. <br />(6) Considerations for Rezoning. Any new structures in a Shopping <br />Center District must be shown to fit into an overall plan for the <br />shopping center.
