(A) Thoroughfare Access. The area will be located adjacent to <br />a thoroughfare or collector street as shown on the Compre- <br />hensive Plan <br />4 <br />(B) Site and Building Plans. Submission of a plot plan showing <br />structures, parking, driveways, landscaping, and screening in <br />accordance with Section 1005.05 Subd. 4. <br />(C) Intersections. In the event that a corner of any major road <br />intersection or interchange is zoned SC, no further SC <br />zoning shall be designated in the area unless designated by <br />the City Council. <br />(D) Market Feasibility Study. A market feasibility study shall <br />be submitted to indicate need, size and future requirements. <br />(7) Permitted Uses. In the SC district, no building or land shall be <br />used, and no building shall be erected, converted or structurally <br />altered unless otherwise provided herein, except for one or more <br />of the following uses. Also, all appropriate regulations and <br />standards in Section 1005.05 Subd. 4 (Site and Building Plan <br />Review) and Subd. 6 (Certificate of Occupancy) must be satisfied. <br />(A) Retail shopping center* <br />(B) Personal and professional office <br />(C) Retail sales and services to include grocery, drugs, hard- <br />ware, appliances, furniture, office supplies <br />(D) Restaurant*, cafe* <br />(E) Personal services, beauty and barber shop, clothes cleaning, <br />dress maker, etc. <br />(F) Radio and television repair <br />(G) Liquor, off -sale <br />(8) Conditional Uses. The following uses pursuant to Conditional Use <br />Permit granted by the City Council on application and hearing as <br />provided in Section 1005.05 Subd. 5, and all appropriate regula- <br />tions and standards in Section 1005.05 Subd. 4 (Site and Building <br />Plan Review) and Subd. 6 (Certificate of Occupancy) must be <br />satisfied. <br />(A) Automobile service station <br />(B) Theaters <br />(C) Car wash <br />
