10 <br /> <br />The entire Lyngblomsten senior living community, cottage homes, restaurant and commercial <br />development will be served by municipal utilities. <br /> <br />• Several options exist for utility service, as described in this study document. West of <br />Hodgson, the preference is for connection to the Woodridge Lane sanitary sewer. <br /> <br />City watermain and sanitary sewer force main will be extended from Woodridge Lane through <br />a 20 foot wide utility easement obtained by the City over 255 Ash Street, 275 Ash Street and a <br />portion of the old 49 Club. A lift station is also required. <br /> <br />A 12” watermain extends down the public road and 8” watermain serves the cottage homes, <br />senior living community and commercial areas. The 4” sanitary sewer has been revised to an 8” <br />sanitary sewer main to service the area. <br /> <br />Utilities will be stubbed under CSAH 49 (Hodgson Road) to serve future development to the <br />east. <br /> <br />• Water trunk lines must be looped, and development must provide the looping. <br /> <br />Watermain will be extended north along Hodgson Road to connect and loop at Ravens Court as <br />part of a City trunk watermain project. The watermain is also looped around the senior living <br />campus. <br /> <br />Site Design, Urban Form <br /> <br />• The intent is to create an urban form for the area. <br /> <br />The main senior living campus, restaurant and commercial building have been intentionally <br />pulled towards Hodgson Road and CR J for multiple reasons. One is to create an edge and <br />urban form along the corridor as required by the Master Plan. Two, the building locations were <br />also in response to the Woodridge and Rohavic Oaks neighborhood’s concern regarding <br />proximately of the buildings, noise, buffers etc. to their homes. The site design transitions from <br />single story cottage homes on the north and west to the 2-story skilled nursing wing with the 3- <br />and 4-story buildings closest to Hodgson Road. Three, the building shift also maximizes site <br />design and efficiency. <br /> <br />The senior living campus setback tapers from 30 feet to 26 feet from the Hodgson Road <br />property line. <br /> <br />The restaurant setback tapers from 35 feet to 15 feet from the Hodgson Road property line. <br /> <br />The commercial building setback is 11 feet from the Hodgson Road property line and 30 feet <br />from the Ash Street property line. <br /> <br />These building locations and setbacks are consistent with the Master Plan. <br /> <br />• Development layouts are to include buildings at intersection corners to establish the <br />“cornerstones” of the area’s urban form.
