9 <br /> <br />water management, the community garden has been replaced by a stormwater pond. The pond <br />and landscaping still creates an open, focal green space as required. <br /> <br />The clubhouse is located adjacent to a south storm water pond. <br /> <br />The cottage home neighborhood also includes 4.54 acres (71%) of landscaped common open <br />space that will be maintained by Lyngblomsten or an association. <br /> <br />• A trail should be constructed along Hodgson Road in accordance with the City’s parks and <br />trails plan. This could be accomplished with sidewalks in the study area. <br /> <br />A 9 foot wide trail is proposed along the full length of Hodgson Road. Sidewalks are also <br />proposed along the public and private roads. <br /> <br />• Greenspace buffering is an important design element for new development along the border <br />with existing neighborhoods such as Woodridge Estates and Rohavic Oaks. <br /> <br />A 50 foot wide buffer of existing trees along the west lot line abutting Woodridge Estates will <br />be preserved. The property owner at 253 Woodridge Lane noted the buffer behind his parcel <br />tapers from 40 feet to 6 feet. A triangulated row of coniferous trees will be planted on the west <br />side of the public road right-of-way where the commercial private road comes into the <br />development. More landscape screening or privacy fence shall be planted in this area adjacent <br />to 253 and 255 Woodridge Lane to provide more screening from the road and parking lots. <br /> <br />A screen of lilac bushes will be planted at the northwest corner of the site adjacent to the <br />stormwater pond. An existing row of 12’+ tall pine trees will be preserved at the west end of <br />the cottage home private cul de sac. <br /> <br />The public road right-of-way has shifted to the east near CR J approximately 10-40 feet. This <br />will create additional buffer and allow the existing tree line adjacent to 275 Ash Street to be <br />preserved. <br /> <br />Along the north property line adjacent to the Rohavic Oaks neighborhood, the cottage homes <br />will be setback a minimum of 30 feet. The landscape plans have been revised to include a 6 <br />foot high wood privacy fence along the lot line. Trees and landscaping are also proposed in the <br />30 foot buffer. <br /> <br />A 40 foot wide berm and landscape buffer is also provided in the cottage home neighborhood <br />adjacent to CSAH 49 (Hodgson Road). The plan has been revised to include a year round <br />continuous screen on top of the berm. <br /> <br />Municipal Utilities <br /> <br />• All new development must have sanitary sewer and water service. Possible exceptions <br />prior to the availability of utilities include renovation of existing structures if the building <br />code allows it without utilities. However, the preference is for all uses in the study area to <br />have municipal utilities. <br />
