Prior to the operation of Direct Bore, Inc., an inspection report performed by an ISTS <br />Maintainer/Service Provider shall be submitted to the Building Department. <br /> <br />Tree Preservation Plan <br /> <br />The Certificate of Survey and Tree Inventory sheet indicate 80 trees on site. No trees are <br />proposed for removal so a tree preservation plan is not required. <br /> <br />Landscaping <br /> <br />Canopy Cover <br /> <br />Canopy cover is not required for the existing bituminous surface area or for permitted exterior <br />storage areas in industrial districts. <br /> <br />Foundation Landscaping <br /> <br />Foundation landscaping is not required because no new building additions are proposed. <br /> <br />Open Areas Landscaping <br /> <br />Open Area Landscaping is not required for the existing open areas. No new open areas are <br />being created. <br /> <br />Buffer and Screen <br /> <br />As discussed above, the City Council may modify or waive screening requirements for the west <br />and south property lines that adjoin another industrial property. The east property line abuts the <br />public right-of-way of CSAH 12 (Apollo Drive) and contains a row of mature coniferous trees. <br />Staff and the Planning & Zoning Board recommend a solid 8ft tall privacy wood, vinyl, <br />composite or similar product fence be installed along the north side of the outdoor storage area <br />to screen between the industrial use and residential home. <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are not required for industrial developments. <br /> <br />Sod and Ground Cover <br /> <br />Disturbed areas shall be properly ground covered in accordance with City ordinances. <br /> <br />Signage <br /> <br />Signage is not required by the City. If the applicant chooses to have on-site signage, a Sign <br />Permit Application and sign plans are required. <br /> <br />Impervious Surface Coverage <br />
