BUILDING ASSESSMENT <br />The existing building is a two-story masonry structure which has a âTâ shaped configuration for the floor <br />plan. Internally, there are conventional wood stud walls, joists and decking. There is also a small one- <br />story addition made of wood framing on a concrete block foundation which is attached to the rear of the <br />building. <br />The house was built in 1890 and could be called local vernacular in style although it does have returns at <br />the cornices which are a carryover from the Greek Revival style. Perhaps the only distinctive features are <br />the cornice and the round windows at the upper walls. Despite its simplicity, it is an attractive building in <br />a style not used since the late 1800s. <br />Considering the age of the building, the overall condition is fair to good. Comments on the structure by <br />category are as follows: <br />Foundation: The house has an existing stone foundation wall. The foundation is in fair condition <br />but it does not matter since the building would need to be set on a new foundation if relocated. <br />Masonry structure: The structure is in good condition. The walls are made of brick masonry with <br />12â thick walls. There is currently little sign of structural cracks, failures and structural concerns <br />within the walls. The masonry pointing is in fair condition and would be a good candidate for <br />tuckpointing even though there are no significant signs of missing mortar. <br />Wood trim: The existing wood is in fair condition overall with some areas of rot and cracking. This <br />will require some work in order to make this exterior be less of a maintenance item in the years to <br />come. <br />Roofing: The existing roofing is in marginal condition and should be replaced. Although not <br />visible, it is possible that portions of the wood deck are rotted or less than structurally acceptable. <br />Doors and windows: The doors and windows vary in condition but, here too, this does not matter <br />since it is anticipated that they will all be replaced. <br />Interior walls and framing: The existing condition is simply wood framing and most of it is exposed <br />with the plaster removed. Some of the old wood lath remains. <br />Mechanical / electrical: The condition is poor to non-existent and it is assumed that all new <br />heating, plumbing, electrical work and lighting will be necessary.
