The final plat has been submitted as Lot 1, Outlot A (future Lot 2) and Outlot B (balance <br />of site to the north). The rear lot line is along the private <br />drive. No public street improvements are required. A private drive from Otter Lake Road <br />extends east across the north boundary of Lot 1, Block 1, Main Street Shoppes <br />(McDonald's site) and is covered by a Declaration of Driveway Easement Doc. <br />#2626405. This private drive will be extended the full length Lot 1 to serve the new retail <br />development and the declaration shall be amended to include this addition. <br />Easements <br />Standard drainage and utility easements at least 10 feet wide have been provided along all <br />lot lines. An additional 13 foot wide drainage and utility easement is provided along the <br />north lot line. It ties into the existing easement platted along Lot 1, Main Street Shoppes <br />and covers the public utilities along the private drive. <br />A 12 foot permanent easement per Anoka County Highway Right -of -Way plat No. 65 <br />exists along CSAH 14 (Main Street) for trail and drainage purposes. <br />Stormwater Management and Erosion and Sediment Control <br />Per the Stormwater Management Plan dated January 5, 2018, in the fall of 2013, a <br />McDonald's restaurant was constructed in the southwest corner of the site. The site was <br />permitted for construction by Rice Creek Watershed District (RCWD) under Permit <br />Number 13-029. The project resulted in the creation of 1.060 acres of impervious surface. <br />To manage stormwater from this site, a stormwater pond was constructed and an <br />irrigation reuse system was installed. <br />3 <br />
