6 <br /> <br />Both lots are served by West Shadow Lake Road which is being reconstructed and municipal <br />water and sanitary sewer is being installed. The existing road has 60 feet of right-of-way and <br />the paved road surface is 26 feet wide with ribbon curb. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 5 and 10 feet wide are provided along all lot <br />lines. The wetland and stormwater basin shall be covered by an easement that includes a 10 <br />foot buffer. <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />Per Section 1011.011, stormwater management is required for all proposed land development <br />activity if the site is within the 100-year floodplain or within 1,000 feet of a public water. Stern <br />Addition is within the floodplain and shoreland district. <br /> <br />Per the Site Drainage Narrative prepared by Plow Engineering, Inc. dated September 13, 2019, <br />there are 3 existing areas of discharge from the site (one to the West to W. Shadow Drive, one <br />to the inland wetland area, and one to the East to Reshanau Lake). Per WSB Engineering letter <br />dated September 24, 2019, new impervious area from the site is routed to the west towards <br />West Shadow Lake Drive, the north into an existing wetland area, and the east to Reshanau <br />Lake. The new impervious surface is less than 10,000 square feet, and all runoff from new <br />impervious will run over a pervious surface prior to leaving the site, therefore no water quality <br />treatment will be required as a result of the additional impervious surface from the single- <br />family residential development. A side yard drainage way is required between the existing and <br />proposed home. <br /> <br />As detailed below under Landscaping, a minimum 20 foot wide vegetated shoreline buffer shall <br />be required as a stormwater management best management practice (BMP) to minimize runoff <br />pollutants from entering the lake. <br /> <br />Utilities <br /> <br />Sanitary Sewer <br /> <br />A 3” sanitary sewer force main is being installed along West Shadow Lake Drive. The existing <br />house shall hook up upon availability. The new house shall hook-up upon construction. The <br />existing septic drain field shall be removed. <br /> <br />Watermain <br /> <br />An 8” DIP watermain is being installed along West Shadow Lake Drive. The existing house <br />shall hook up upon availability. The new house shall hook-up upon construction. The existing <br />well may be used for irrigation only or shall be properly capped and abandoned. <br /> <br />Public Land Dedication <br />
