7 <br /> <br />The City will require cash in lieu of land dedication for the new lot. The lot with the existing <br />house will not be charged a park dedication fee. <br /> <br /> <br /> <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2019 Park Dedication Fee $3,000 <br />= Total Due $3,000 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical. Sheet 4, Tree <br />Inventory/Removals identifies 46 significant trees on the entire site and 8 of these trees will be <br />removed. Of those 8 trees, 7 of the trees are within the basic use area of the house pad and <br />driveway and mitigation is not required. The other 1 tree are being removed in order to <br />construct the FEMA floodplain mitigation basin. The remaining 38 trees provide open space <br />mitigation requirements, prevent erosion control and provide shoreland aesthetics. No further <br />tree mitigation is required. <br /> <br />Landscaping <br /> <br />Canopy cover, foundation landscaping, and buffer and screens are not required for the 2 lot <br />residential subdivision. <br /> <br />Open Area Landscaping <br /> <br />The proposed FEMA floodplain mitigation basin is approximately 600 sf. This would require 1 <br />large tree and 3 large shrubs. The remaining 38 trees and existing shrubs on site satisfy the <br />open area landscape requirements. No further landscaping is required. <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. This <br />would require 2 boulevard trees. Both Lot 1 and Lot 2 contain existing trees in the front yard <br />that serve as boulevard trees. No additional boulevard trees are required. <br /> <br />Sod and Ground Cover <br /> <br />All disturbed areas shall have appropriate ground cover in accordance with Section <br />1007.043(17)(h). This includes the existing driveway turn around being removed. <br /> <br />Shoreline Buffer Zone <br />
