8 <br /> <br />= Total Due $3,000 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical. Sheet 4, Tree <br />Inventory/Removals identifies 96 significant trees on the entire site and 13 of these trees will be <br />removed. Of those 13 trees, 8 of the trees are within the basic use area of the house pad and <br />driveway and mitigation is not required. The other 5 trees are being removed in order to <br />construct the basin. The remaining 83 trees provide open space mitigation requirements, <br />prevent erosion control and provide shoreland aesthetics. Further tree mitigation is not required. <br /> <br />Landscaping <br /> <br />Canopy cover, foundation landscaping, and buffer and screens are not required for the 2 lot <br />residential subdivision. <br /> <br />Open Area Landscaping <br /> <br />The proposed stormwater basin is approximately 2,000 sf. This would require 1 large tree and <br />3 large shrubs. The remaining 83 trees and existing shrubs on site satisfy the open area <br />landscape requirements. No further landscaping is required. <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. This <br />would require 2 boulevard trees. The 6 existing trees on Lot 1 and 1 existing tree on Lot 2 <br />along West Shadow Lake Drive provide boulevard tree coverage. No additional boulevard <br />trees are required. <br /> <br />Shoreline Buffer Zone <br /> <br />Reshanau Lake is an impaired, recreational development lake and efforts to protect and <br />improve the natural resource should be implemented with any development. A native vegetated <br />shoreline buffer will be required as a stormwater management best management practice <br />(BMP) to minimize runoff pollutants from entering the lake. The buffer will also help stabilize <br />the shoreline, reduce erosion and support aquatic plants and wildlife. An average 20 foot wide <br />but no less than 10 foot minimum wide native vegetated buffer zone extending from the <br />shoreline shall be installed and maintained on both Lot 1 and Lot 2. As recommended by the <br />Planning & Zoning Board, a 20 foot wide access opening to the lake is allowed. A landscape <br />plan detailing the buffer plantings and maintenance shall be submitted. <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An Environmental Assessment Worksheet is not mandated. The two (2) unattached residential <br />units are under the 250 unattached unit thresholds required for a mandatory EAW. <br /> <br />Wetlands
