The <br />residential subdivision was not served by municipal water or sanitary sewer. In 2018, the City <br />commenced the West Shadow Lake Drive Street and Utility Improvement Project to <br />reconstruct the street and install municipal water main and sanitary sewer. With the extension <br />of public utilities, larger lots may be able to subdivide. In anticipation of such subdivision <br />requests, in 2018, the City also rezoned several parcels, including the subject site, from R, <br />Rural to R-1X, Single Family Executive Residential. <br /> <br />Existing Site Conditions <br /> <br />The residential lot contains the existing house and garage that were built in 1978, trees, grass, a <br />shed, septic system, well, fire pit and wetland. Overhead wires exist along the street. The <br />existing driveway turn around will be removed. The fire pit and shed will be removed or <br />relocated. The Certificate of Survey indicates Zimmerman Fine Sand and Lake Beaches soil. <br />Groundwater was encountered at approximately 2.8 feet (EL 883.7). The parcel abuts <br />Reshanau Lake and is subject to the requirements of the Shoreland Overlay Management <br />District as detailed later in this staff report. <br /> <br />Zoning <br /> <br />The subject site was rezoned from R, Rural to R-1X, Single Family Executive in 2018 with <br />Ordinance No. 19-18 in conjunction with the West Shadow Lake Drive Street and Utility <br />Improvement Project. <br /> <br />Current Zoning R-1X, Single Family Executive <br />Current Land Use Single Family Residential <br />Future Land Use per CP Low Density Sewered Residential
