We would like to <br />note the existence of ISTS and private wells in Centerville’s DWSMA and <br />encourage programs to eliminate both as soon as practical. <br />X N <br />The City of Lino Lakes shares the same <br />concerns, noting that the entire City of <br />Centerville lies within the DWSMA for Lino <br />Lakes. Water and Sanitary Sewer have been <br />extended to service these areas. The City <br />anticipates removal of existing systems as <br />development takes place. <br />3 Planned Land Uses in Centerville’s DWSMA include Industrial uses. <br />Restrictions on these uses should be considered to ensure the prevention of <br />contamination of the City’s water supply. Centerville requests an opportunity to <br />review and comment on Conditional Use Permits or other zoning applications for <br />industrial uses within our DWSMA. <br />X N <br />As noted above the Lino Lakes DWSMA <br />encompasses all of Centerville and Centerville’s <br />DWSMA. Lino Lakes would welcome shared <br />opportunities between both communities to <br />review and comment on projects within our <br />respective communities. <br />4 We have received several inquiries from prospective developers wishing to <br />develop property adjacent to Centerville, but whose properties are in the later <br />utility staging areas as shown on your plan. If requested by the City of Lino <br />Lakes, Centerville could likely provide interim water and sewer service to these <br />areas to facilitate earlier development. <br />X N <br />The area in question is located within our Utility <br />Stage 1B (2025-2030) consistent with our <br />growth management policy’s. The City does not <br />anticipate the need for interim services in this <br />location. <br />5a Page 6-11 Table 6-3 21st Ave. – Says it will connect 80th with Main Street. It seems that, with the <br />Lennar Development layout, this is no longer true. <br />X N <br />The Lennar project (Watermark) does provide <br />an internal network of city streets that is <br />intended to provide for connectivity to the north. <br />While 21st Avenue now physically connects to <br />CSAH 54 the purpose of the plan is to ensure <br />internal connectivity to the north. <br />5b Page 6-11 Table 6-3 21st Ave. – We would like to see a future connection between Main Street and <br />Cedar Street listed, since the right-of-way is in place to do so.X N Already shown as existing. <br />5c Page 6-11 Table 6-3 73rd St. – It is unclear as to what is meant by this connection. <br />X Y <br />This was intended to reference connection of <br />73rd to a north/south alignment of 21st Avenue. <br />This segment was constructed as part of <br />Watermark in 2019. <br />5d Page 6-11 Table 6-3 New East/West Street between Peltier Lake Drive and 21st Ave. – We would be <br />interested in the location of this connection. <br />X N <br />This is a planned roadway located <br />approximately ½ mile north of 73rd/CSAH 54 <br />intersection. In accordance with Anoka <br />County’s access spacing guidelines and the <br />City’s 35E Corridor AUAR, this intersection will <br />provide access from CSAH 54 into both the <br />Watermark development and the agricultural <br />land immediately west. <br />
