The following are our review <br />comments that should be responded to in writing by the applicant. <br />Engineering <br />Please update the standard plates and details with the 2020 updated city standard plates sent to <br />Carlson McCain on February 26, 2020. <br />• Grading <br />The Watermark 3rd Addition includes site grading for Crane Drive, Itasca Circle, Johanna <br />Circle, Watermark Way, Bay Drive, Ada Drive, Jasper Court, Gull Drive, Island Court, and <br />Heron Court, as well as the grading required for trail construction. <br />Comments: <br />1. Rear yards with less than 2% grade between Johanna Circle and Itasca Circle <br />have not been updated in the latest grading plans revised December 13, 2019. <br />These areas were identified in the WM GRDRC 4-29-19 PDF. <br />• Stormwater Management <br />Stormwater management for the Watermark 3rd Addition has a storm sewer conveyance <br />system, including rear yard drainage systems. <br />Comments: <br />1. The City of Lino Lakes does not allow 12-inch diameter RCP. <br />2. FES 138 to CBMH134: Pipe velocity exceeds MnDOT recommended <br />maximum velocity. Reduce slope and consider a drop inlet manhole instead <br />of FES at 138 outlet. <br />3. Confirm that the culvert extension in Outlet A is being installed with 2nd <br />Addition. If so, show the culvert as existing on the 3rd Addition plans. <br />4. Please revise the storm sewer along Watermark Way at the intersections of <br />Johanna Circle and Itasca Circle to its original design. <br />5. Resubmit water reuse system design and construction plans for review. <br />
