Sump pumps <br />will not be allowed to connect to drain tile in the roadway. <br />7. Please provide clarification on how the Crane Drive corner cul-de-sac will <br />drain. It appears that the west side will hold water by the radius at Station <br />2+75. Review if storm sewer is needed in this area to prevent the cul-de-sac <br />from holding water. <br />• Water Supply <br />The proposed water system extension is consistent with preliminary plat. The development <br />is being served by either 16- inch, 12- inch, or 8- inch diameter ductile iron pipe (DIP) water <br />main and 1-inch Type K copper services extended to each lot. <br />Comments: <br />1. Applicant shall extend trunk utilities to the extents of the approved Watermark <br />plats to date. Please add the construction plans. <br />2. Please verify the size of insulation called out in Notes 7 & 8 on the Sanitary <br />Sewer and Water Main sheets. The notes currently state that 8-ft x 8-ft x 4-ft <br />insulation is needed. <br />3. The applicant shall loop the water main on Watermark Way and Crane Drive. I <br />is recommended to install the sanitary sewer in this area concurrently with the <br />water main installation. <br />4. Review service layout for Lot 21 Block 1 on Crane Drive to try to provide more <br />separation between the services and the catch basin. <br />5. Review service layout for Lot 7 Block 1 on Crane Drive to try to provide more <br />separation between the services and the manhole. <br />6. Applicant shall install two 45' bends instead of the proposed 90' bends for the <br />hydrants at the ends of Bay Drive, Jasper Court, Island Court, and Heron <br />Court. <br />• Sanitary Sewer <br />The proposed sanitary sewer is consistent with the preliminary plat. The development is <br />being served by 8- inch diameter poly -vinyl chloride (PVC) pipe along with 4-inch diameter <br />Schedule 40 PVC service pipe to each lot. <br />Comments: <br />1. Applicant shall extend trunk utilities to the extents of the approved Watermark <br />plats to date. Please add the construction plans. <br />2. Review all sanitary sewer depths and raise sanitary sewer to a minimum of 8-ft <br />depth where possible. For example on Crane Dr, raise the sanitary line <br />between MH 6 and MH 1 and include an outside drop and MH 1 instead of the <br />proposed outside drop at MH 2. In the townhome area, it also appears that the <br />sanitary sewer can be raised. <br />3. Please update the note placed over city standard plate SAN-7 on Sheet 28 <br />about seeing the details on Sheet 43.
