preliminary plat as required and shall be noted on the certificate of survey submitted with <br />the building permit. <br />Streets and Alleys <br />Both lots are served by West Shadow Lake Road which has been reconstructed and <br />municipal water and sanitary sewer has been installed. The existing road has 60 feet of <br />right-of-way and the paved road surface is 26 feet wide with ribbon curb. <br />Easements <br />Standard drainage and utility easements at least 5 and 10 feet wide are provided along all <br />lot lines. The wetland and stormwater basin has been covered by an easement that <br />includes a 10 foot buffer. A drainage and utility easement varying in width also cover the <br />shoreline buffer. <br />Storm Water Management and Erosion and Sediment Control <br />Per Section 1011.011, stormwater management is required for all proposed land <br />development activity if the site is within the 100-year floodplain or within 1,000 feet of a <br />public water. Stern Addition is within the floodplain and shoreland district. <br />Per the Site Drainage Narrative prepared by Plow Engineering, Inc. dated September 13, <br />2019, there are 3 existing areas of discharge from the site (one to the West to W. Shadow <br />Drive, one to the inland wetland area, and one to the East to Reshanau Lake). Per WSB <br />Engineering letter dated September 24, 2019, new impervious area from the site is routed <br />to the west towards West Shadow Lake Drive, the north into an existing wetland area, <br />and the east to Reshanau Lake. The new impervious surface is less than 10,000 square <br />feet, and all runoff from new impervious will run over a pervious surface prior to leaving <br />the site, therefore no water quality treatment will be required as a result of the additional <br />impervious surface from the single-family residential development. A side yard drainage <br />way has been between the existing and proposed home. <br />A minimum 20 foot wide vegetated shoreline buffer has been provided as a stormwater <br />management best management practice (BMP) to minimize runoff pollutants from <br />entering the lake. <br />Utilities <br />Sanitary Sewer <br />A 3" sanitary sewer force main is being installed along West Shadow Lake Drive. The <br />existing house shall hook up upon availability. The new house shall hook-up upon <br />construction. The existing septic drain field shall be removed. <br />Watermain <br />al <br />
