An 8" DIP watermain is being installed along West Shadow Lake Drive. The existing <br />house shall hook up upon availability. The new house shall hook-up upon construction. <br />The existing well may be used for irrigation only or shall be properly capped and <br />abandoned. <br />Public Land Dedication <br />The City will require cash in lieu of land dedication for the new lot. The lot with the <br />existing house will not be charged a park dedication fee. <br />Park Dedication Fees <br />Total # of Lots = <br />1 <br />x 2020 Park Dedication Fee <br />$3,150 <br />= Total Due <br />$3,150 <br />Tree Preservation <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and <br />forest resource and to replace removed trees in areas where tree cover is most critical. <br />Sheet 4, Tree Inventory/Removals identifies 46 significant trees on the entire site and 8 of <br />these trees will be removed. Of those 8 trees, 7 of the trees are within the basic use area <br />of the house pad and driveway and mitigation is not required. The other 1 tree is being <br />removed in order to construct the FEMA floodplain mitigation basin. The remaining 38 <br />trees provide open space mitigation requirements, prevent erosion control and provide <br />shoreland aesthetics. No further tree mitigation is required. <br />Landscaping <br />Canopy cover, foundation landscaping, and buffer and screens are not required for the 2 <br />lot residential subdivision. <br />Open Area Landscaping <br />The proposed FEMA floodplain mitigation basin is approximately 600 sf. This would <br />require 1 large tree and 3 large shrubs. The remaining 38 trees and existing shrubs on site <br />satisfy the open area landscape requirements. No further landscaping is required. <br />Boulevard Trees <br />Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. <br />This would require 2 boulevard trees. Both Lot 1 and Lot 2 contain existing trees in the <br />front yard that serve as boulevard trees. No additional boulevard trees are required. <br />5 <br />
