An 8" DIP watermain is being installed along West Shadow Lake Drive. The existing house shall hook up upon availability. The new house shall hook-up upon construction. The existing well may be used for irrigation only or shall be properly capped and abandoned. Public Land Dedication The City will require cash in lieu of land dedication for the new lot. The lot with the existing house will not be charged a park dedication fee. Park Dedication Fees Total # of Lots = 1 x 2020 Park Dedication Fee $3,150 = Total Due $3,150 Tree Preservation The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest resource and to replace removed trees in areas where tree cover is most critical. Sheet 4, Tree Inventory/Removals identifies 46 significant trees on the entire site and 8 of these trees will be removed. Of those 8 trees, 7 of the trees are within the basic use area of the house pad and driveway and mitigation is not required. The other 1 tree is being removed in order to construct the FEMA floodplain mitigation basin. The remaining 38 trees provide open space mitigation requirements, prevent erosion control and provide shoreland aesthetics. No further tree mitigation is required. Landscaping Canopy cover, foundation landscaping, and buffer and screens are not required for the 2 lot residential subdivision. Open Area Landscaping The proposed FEMA floodplain mitigation basin is approximately 600 sf. This would require 1 large tree and 3 large shrubs. The remaining 38 trees and existing shrubs on site satisfy the open area landscape requirements. No further landscaping is required. Boulevard Trees Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. This would require 2 boulevard trees. Both Lot 1 and Lot 2 contain existing trees in the front yard that serve as boulevard trees. No additional boulevard trees are required. 5
