Therefore, it is in the best interests of the public health, safety and welfare to provide for <br />the wise subdivision, use and development of shorelands of public waters. <br />As discussed, the site is located in a Shoreland Management Overlay district of Reshanau <br />Lake. This lake is a classified as a Recreational Development Lake and has an 883.5 <br />OHWL elevation. The required OHWL setback for both Lot 1 and Lot 2 is 75 feet for <br />sewered lots. The proposed setback on Lot 1 is 87.6 feet and is compliant. The current <br />setback from the existing house on Lot 2 is 73.5 feet. The house is considered legal non- <br />conforming. <br />Per Section 1102.87(1)(c)4, impervious surface coverage on each lot must not exceed <br />30%. Sheet 2, Preliminary Plat notes impervious surface coverage for Lot 1 = 18.0% and <br />Lot 2 = 19.8%. Both meet the allowed 30% impervious surface coverage of the <br />shoreland ordinance. <br />A native vegetated shoreline buffer is provided as a stormwater management best <br />management practice (BMP) to minimize runoff pollutants from entering the lake.
