LTC has been at this location since 1993 and has outgrown their current working/training bays, classrooms and storage space. A second stand-alone training facility is proposed with related driveways, parking lots and stormwater management ponds creating a campus to serve all trainees and union members. The building is proposed to be constructed in 2 phases. Existing Site Conditions The existing site is approximately 18 acres; however, the southern half of the site is generally composed of wetlands and wooded open space that will not be impacted by development. A grassy "nature" trail also exists on the southern half of the site. The current training facility is approximately 40, 000 sf and has an outdoor training area to the east. A few small ponds exist on site. The site is relatively flat. The elevation at the north end is 920 EL and gradually slopes south to the lowest elevation in the southeast corner at 906 EL. A 66 foot wide pipeline easement bisects the northeast corner of the site. A portion of 24t' Avenue/Elmcrest Avenue road right-of-way exists along the east boundary line. A portion of this is proposed to be vacated. The vacation application will be reviewed separately. Per the Stormwater Management Plan and Geotechnical Exploration Report, soils are sandy lean clay, classified as B/D or C/D. Groundwater was not encountered while drilling soil borings to depths of 7 feet. Zoning and Land Use The property is zoned LI, Light Industrial and allows for two (2) or more buildings on the same lot with a conditional use permit.
