LTC <br />has been at this location since 1993 and has outgrown their current working/training bays, <br />classrooms and storage space. A second stand-alone training facility is proposed with <br />related driveways, parking lots and stormwater management ponds creating a campus to <br />serve all trainees and union members. The building is proposed to be constructed in 2 <br />phases. <br />Existing Site Conditions <br />The existing site is approximately 18 acres; however, the southern half of the site is <br />generally composed of wetlands and wooded open space that will not be impacted by <br />development. A grassy "nature" trail also exists on the southern half of the site. The <br />current training facility is approximately 40, 000 sf and has an outdoor training area to <br />the east. A few small ponds exist on site. The site is relatively flat. The elevation at the <br />north end is 920 EL and gradually slopes south to the lowest elevation in the southeast <br />corner at 906 EL. <br />A 66 foot wide pipeline easement bisects the northeast corner of the site. A portion of <br />24t' Avenue/Elmcrest Avenue road right-of-way exists along the east boundary line. A <br />portion of this is proposed to be vacated. The vacation application will be reviewed <br />separately. <br />Per the Stormwater Management Plan and Geotechnical Exploration Report, soils are <br />sandy lean clay, classified as B/D or C/D. Groundwater was not encountered while <br />drilling soil borings to depths of 7 feet. <br />Zoning and Land Use <br />The property is zoned LI, Light Industrial and allows for two (2) or more buildings on the <br />same lot with a conditional use permit. <br />
