Ms. Katie Larsen
06/03/2020
Page 6
a. Provide invert elevations, slope, material, and size of pipe.
b. Provide a construction detail for draintile installation.
c. How will the draintile be constructed over/under the trench drain for the parking
lot? They are shown as overlapping on sheet C1.40
d. Show linework for draintile on Storm Sewer Utility Sheet so it can be compared
with other storm system management design factors.
19. TANK AND TRENCH DRAINTILE SYSTEM:
a. Provide updated calculation and details regarding this system from previous
comments.
b. Show invert elevations, slope, material, and size of pipe on utility plan
c. Systems are not allowed to flow into the sanitary in the underground parking
during any design event or situation. Install a valve to protect the sanitary sewer
system in the parking garage.
• Water Supply
The proposed site is currently not served by municipal water and on site wells shall be abandoned per
MDH. This area of the City, Woodridge Estates, is currently a low pressure area. The City's
Comprehensive Plan and water system model identifies the need for a 12-inch diameter trunk
watermain to be looped through the Lyngblomsten development site to serve the fire flow needs for
the site, and to improve flow within this area of Lino Lakes. The Lyngblomsten site will also have an 8-
inch diameter watermain and service lines throughout the site.
Comments:
The applicant shall provide profile views of the proposed watermain in the construction
plans.
Noted, profile plans will be provided in the final plat documents.
Staff will review watermain profiles once watermain layout comments have been
addressed and the profile views are updated. General profile comments include:
a. Applicant shall state pipe material in profile view label (i.e. X" DIP WATERMAIN
— X' )
b. Applicant shall show the "8' MIN. COVER" note on all profiles views that show
watermain and proposed grade
c. Applicant shall review that all plan view limits match the profile view limits on the
profile sheets. See sheet C1.82C as an example. Profile view includes MH 4, but
plan view does not
d. Applicant shall indicate on the profile where insulation may be needed between
storm sewer crossings and the watermain
2. Hydrant spacing shall be 200-feet (linear) max. The applicant shall provide detail or a figure
of proposed hydrant spacing & coverage.
3. The applicant should include service lines to the proposed commercial in Outlot C.
Service lines have been provided on the utility plans. (AJA 2020-05.08)
Applicant to adjust location of proposed 8" gate valve so that it does not conflict with the
proposed storm sewer.
4. Provide more separation between water service to Lot 5 and the storm sewer crossing.
5. Extend lead for Hydrant 6 or relocate Hydrant 6. Hydrant is currently within the paved
entrance.
6. Please review storm sewer and watermain layout near MH 112. It appears that there
may be layout conflicts.
Lyngblomsten Preliminary Plat Engineering Review
