Review the watermain layout between Lots 14 and 15. Applicant shall center the watermain between the proposed lots while maintaining at least 15 feet of separation between the structures and the watermain. Adjust easements as needed. 9. The City no longer needs the 12" watermain to be extended along Hodgson Rd between the north property line and the northern entrance with this development. 10. Applicant shall specify material and size of casing pipe on plans for watermain crossings at Hodgson. Per Anoka County, HDPE watermain may be drilled without casing pipe if applicant finds HDPE watermain to be more cost effective for the crossings. 11. Applicant shall state the pipe material in the plan and profile views. • Sanitary Sewer The project site is currently not served by municipal sanitary sewer. The City of Lino Lakes is working on a trunk sanitary sewer project including a Lift Station and forcemain to serve approximately 60 acres. This service area includes the Lyngblomsten site and an unserviced area east of Hodgson Road. The Lyngblomsten project proposes serving the development with municipal sanitary sewer and services extended to each lot. Comments: 1. The applicant shall note the sewer connection location at the lift station will need to be adjust as the City finalizes the construction plans for this project. Noted. The invert at the lift station will need to be modified, it should be at 889.XX. This outlet invert has been labeled. (AJA 2020-05.08) City staff with provide current version of the lift station layout. Please update Lyngblomsten plans accordingly. The applicant shall provide profile views of the proposed sanitary sewer in the construction plans. Profiles will be accomplished with the final construction plans. Staff will review sanitary sewer profiles once layout comments have been addressed and the profile views are updated. General profile comments include: a. Applicant shall adjust overlapping pipe and manhole labels b. Applicant shall indicate that pipe should be SDR 26 for pipes over 20-ft deep c. Applicant shall review that all plan view limits match the profile view limits on the profile sheets. See sheet C1.82C as an example. Profile view includes MH 4, but plan view does not. d. Applicant shall review pipe material labels on all profiles to ensure that they match what is shown in the plan view. See sheet C1.82D as an example. The pipe between MH 1A and MH 1 B is shown as PVC in the plan view and RCP in the profile view. The utility crossings at Hodgson will require casing pipes and Manholes on each side of the roadway. Casing pipes below Hodgson have been provided on the utility plans. (AJA 2020-05.08) Applicant shall specify material and size of casing pipe on plans.
