The exterior materials meet the ordinance requirements of material <br />types, colors and percentages. <br />The building floor plan is 37,284 sf and consists of three (3) working bays, two (2) shop <br />areas, six (6) classrooms, several offices, 100 seat auditorium, storage, toilet rooms, <br />utility rooms and hallways. A second floor mezzanine is proposed over the working <br />bays. <br />The new facility will be constructed in 2 phases. Phase 1 is approximately 24,977 sf and <br />Phase 2 is 12,307 sf. There is no dedicated timeline for the Phase 2 construction. <br />The building height is 32' 8" to the peak of the roof which is less than the maximum <br />allowed 45 feet. <br />A new trash enclosure is proposed to serve both the existing and new building. <br />Construction details provided on Sheet A4 indicate reddish brown and light beige <br />rockface CMU to match the existing and proposed building. The gate is corrugated <br />galvanized steel. The enclosure is 7 feet in height. The trash enclosure meets <br />performance standards. <br />Mechanical equipment is located inside the building. <br />Open and Outdoor Storage <br />No open and outdoor storage is allowed without an approved conditional use permit for <br />such use. The existing materials that have been stored outside will now be stored inside <br />the new building. <br />Outdoor Lighting <br />A photometric plan was submitted showing foot candle compliance at the property lines. <br />Light fixtures on the both the building and 25ft high poles are down lit. <br />Off -Street Parking Requirements <br />The existing parking lot has 163 parking stalls. The lot will be milled to full pavement <br />thickness. 167 new parking stalls are also being added bringing the total of off-street <br />parking stalls to 330 with 8 of them being ADA compliant. 105 stalls are required for an <br />educational campus such as LTC. Parking requirements are met. <br />A 20 ft wide bituminous driveway is proposed along the east and south side of the new <br />building and connecting to Victor Path, a public road in the City of Hugo. There is an <br />existing driveway with an Ingress and Egress Easement Per Doc. 1879078. There is one <br />section of the driveway that is 17 ft wide where the new driveway in Lino Lakes connects <br />with the existing driveway in Hugo. The Lino Lakes Fire Chief reviewed and approved <br />the width. <br />
