The purpose of these standards is to protect valuable trees and stands of vegetation while <br />not interfering with landowners' reasonable use and development of property. The goal <br />is to minimize unnecessary loss of habitat, biodiversity, and forest resources and to <br />replace removed trees in areas where tree cover is most critical. <br />There are 124 trees slated for removal. 112 new trees are proposed. Clarification will <br />have to be provided on numbers of trees in basic use areas, which will not require <br />mitigation, and trees that will have to be mitigated for. <br />Open Areas Landscape Standards <br />The purpose of these standards is to provide general site beautification and high aesthetic <br />quality with a mix of plant materials in open areas. Open area landscape standards call for <br />1 large tree and 3 large shrubs per 2000 sq.ft. <br />There is 70,293 sq. ft. of open space that requires 36 large trees and 106 large shrubs. <br />102 large trees, 11 medium trees, 61 large shrubs, and 68 medium shrubs have been <br />provided. Open areas landscape standards have been met. <br />Buffer and Screen Standards <br />The purpose of this requirement is to separate and buffer different land use types, screen <br />roads and parking, and screen utility and loading areas. Continuous, year-round planting <br />screens require at the minimum a double row of plants with triangulated spacing. Buffer <br />and screen standards are not currently met, as the double row of triangulated plants is not <br />continuous. <br />Canopy Cover <br />Canopy cover standards call for a minimum of 40% canopy coverage. Canopy coverage <br />values are calculated per tree based on the anticipated size 15 years after planting, and the <br />distance to hardscape edge from the planting location. <br />Per the landscape plans, 33,322 sq. ft. of canopy cover is required and 38,650 sq. ft. is <br />provided. Canopy cover requirements have been met. <br />Foundation Landscaping <br />The purpose of these standards is to soften and enhance building architecture, define <br />access points, add color and seasonal interest, and to blend buildings in with the natural <br />environment. Per ordinance, 2 large trees and 6 large shrubs are required per 100 linear <br />feet of building. These plants should be within 30 feet of the building. <br />For 440 linear feet of foundation, 9 large trees and 27 large shrubs are required for the <br />north and east building faces. Nine (9) large trees, 3 large shrubs, and 50 medium shrubs <br />have been provided. Foundation Landscape requirements have been met. <br />
