A 40 foot wide berm and landscape buffer is also provided in the cottage home <br />neighborhood adjacent to CSAH 49 (Hodgson Road). The plan has been revised to <br />include a year round continuous screen on top of the berm. <br />Municipal Utilities <br />• All new development must have sanitary sewer and water service. Possible <br />exceptions prior to the availability of utilities include renovation of existing <br />structures if the building code allows it without utilities. However, the preference is <br />for all uses in the study area to have municipal utilities. <br />The entire Lyngblomsten senior living community, cottage homes, restaurant and <br />commercial development will be served by municipal utilities. <br />• Several options exist for utility service, as described in this study document. West of <br />Hodgson, the preference is for connection to the Woodridge Lane sanitary sewer. <br />City watermain and sanitary sewer force main will be extended from Woodridge Lane <br />through a 20 foot wide utility easement obtained by the City over 255 Ash Street, 275 <br />Ash Street (now owned by Lyngblomsten) and a portion of the old 49 Club. A lift station <br />is also being constructed. <br />A 12" watermain extends down the public road and 8" watermain serves the cottage <br />homes, senior living community and commercial areas. The 4" sanitary sewer has been <br />revised to an 8" sanitary sewer main to service the area. <br />Utilities will be stubbed under CSAH 49 (Hodgson Road) to serve future development to <br />the east. <br />• Water trunk lines must be looped, and development must provide the looping. <br />Watermain will be extended north along Hodgson Road to connect and loop at Linda <br />Avenue as part of a City trunk watermain project. The watermain is also looped around <br />the senior living campus. <br />Site Design, Urban Form <br />• The intent is to create an urban form for the area. <br />The main senior living campus, restaurant and commercial building have been <br />intentionally pulled towards Hodgson Road and CR J for multiple reasons. One is to <br />create an edge and urban form along the corridor as required by the Master Plan. Two, <br />the building locations were also in response to the Woodridge and Rohavic Oaks <br />neighborhood's concern regarding proximately of the buildings, noise, buffers etc. to <br />their homes.
