o The Hodgson/Co Rd J intersection is a gateway and appropriate elements <br />are to be included in the development of the corners of this intersection. <br />Such elements may include: <br />■ Community Entrance Sign with City Logo <br />■ Promenade with seating, public space, decorative pavers or <br />stamped concrete and extensive landscaping <br />■ Public art <br />• Architectural Standards <br />• Building Heights <br />o To the greatest extent possible, building heights shall be tiered from <br />lowest to highest, west to east towards Hodgson Road. <br />• Master Landscape Plan <br />• Master Signage Plan <br />• Buildings must be designed with 'four-sided architecture ", using the same quality <br />materials on all sides. <br />o All facades shall be articulated with a variety of materials, glazing, awnings, <br />or other details to add visual interest. <br />o Building design elements should include an expression of a building base (of <br />brick or stone), a middle, and a top with cornice elements at the top of the first <br />floor and the top of the building. <br />o Roof lines and cornice details shall be completed in a three-dimensional <br />manner so that the features on the back of the roof or similar unfinished areas <br />are not visible <br />o The front fagade may have a unique design or more significant glazing. <br />There have been some changes to exterior materials and design of the senior building; <br />however, the final design meets the Master Plan criteria and is consistent with the PUD <br />Development Stage Plans. <br />The senior living campus still incorporates "four-sided architecture". All sides of the <br />building include the same quality stone/masonry, metal and horizontal and vertical <br />composite siding and glass. A "wood" composite siding has also been incorporated into <br />the design. The building layout was designed to limit blank walls facing the street. The <br />separate wings of the building help to break up the massing as well as transition intensity <br />from west to east on the site. <br />The cottage home front facade includes a front porch, recessed garage, stone base and <br />eompos to LP Smartside siding. <br />More architectural detail is provided further in the staff report. <br />14 <br />
