o Walkways should be raised, paved areas or defined paths distinguished by <br />striping or a change in paving provided that pedestrians are kept safe from <br />vehicular travel on the route to an entrance of a commercial building. <br />The senior living parking lot includes landscaped islands and the perimeter along the <br />public road is landscaped and screened with shrubs and trees. The sidewalk along the <br />public road connects to a sidewalk leading to the main building for pedestrian <br />connectivity. Future development of the restaurant and commercial building will require <br />similar connections. <br />• Sidewalks are to be constructed on both sides of Hodgson Road and on the north side <br />of Co. Rd. J to form connections to the trails to the development areas and contribute <br />to the urban form of the area. <br />An 9 8.5 foot wide path is being constructed along the west side of Hodgson Road. A <br />trail and/or sidewalk will be required on the east side of Hodgson Road when that area <br />develops. A trail an&er- deee,-ati e sidewalk will also be constructed along CR J in <br />in the first phase of <br />development. Upon development of the commercial building and corner gateway, <br />decorative sidewalk may be incorporated into the design in conjunction with the trail. <br />• Pedestrian circulation should be an important design factor within the development <br />areas to facilitate pedestrian and bicycle circulation among businesses and <br />residential sites. Such circulation routes must be safe and aesthetically pleasing. <br />Safe pedestrian corridors are provided throughout the development between the <br />residential and commercial uses via trails and sidewalks. <br />• Design guidelines must be prepared for any new development project in the area. <br />Developers should submit draft guidelines with development applications. Design <br />guidelines for each project must include attention to previous projects in order to <br />coordinate design throughout the study area. After being refined in collaboration <br />with City staff, design requirements shall be incorporated into the approval of the <br />development. <br />Design Guidelines will be have been prepared with the PUD Final Plan/Final Plat. <br />Overall development shall be is consistent with the Master Plan. As a starting point, the <br />Lyngblomsten site plan shall has been used to establish the building and parking lot <br />setbacks (i.e. the building envelope). <br />Resolution No. 19-42 details the building and parking setbacks.
