Future Fast Food' 1 2,000 sf 1 2,000 sf <br />These building footprints and total square footages may change upon final design. <br />Setbacks <br />Cottage Home Neighborhood <br />The cottage home neighborhood consists of 20 single family homes accessed via a 26 <br />foot wide private road. A 5 foot wide sidewalk is shown on the south side of the road. <br />The houses on the north side of the road are setback 23 ft from the curb, 30 ft from the <br />north Rohavic Oaks property line and 40 ft from the Hodgson Road property line. <br />Houses on the south side of the road that have sidewalks are setback 23 ft from the <br />sidewalk. The 23 foot setback allows for the parking of 2 vehicles side by side in the <br />driveway without encroaching into the road or sidewalk. The rear setback of these houses <br />is 25 ft to the public road right-of-way line. <br />It should be noted that during the PUD Development Stage Plan review, the 23 ft setback <br />was measured to the garage, not the house. The cottage homes have a 3 ft recessed <br />garage and a 6 ft deep porch on the front. The front porch shall be at least 14 ft behind <br />either the curb or sidewalk, whichever is closer (23 ft garage — 3 ft house bump out — 6 ft <br />deep porch = 14 ft). <br />It should also be noted the rear patios are at grade concrete slabs and may encroach into <br />the rear setback. This is similar to a single family accessory structure deck or patio. <br />There shale is a minimum of 10 ft of separation between each house. Each lot is <br />platted to include the building footprint (including front porch and rear patio) plus a 5 <br />foot envelope around the footprint perimeter. The preliminary plat includes a Cottage <br />Detail. <br />Clubhouse <br />Ull <br />As discussed, the clubhouse has been omitted in order to enlarge the stormwater pond to <br />create more storage. <br />Senior Living Campus <br />As previously discussed, the setbacks along Hodgson Road and CR J are driven by the <br />Master Plan's intent to create an urban form for the area. The senior living campus <br />setback varies from 30.97 ft to 26.74 33.68 ft from the Hodgson Road property line. <br />W. <br />
