Exterior materials have been revised from stone/masonry, metal siding, glass and <br />composite siding to manufactured stone veneer, fiber cement siding (2 colors), wood look <br />fiber cement siding and glass. More specifically as detailed in the Design Guidelines: <br />• Manufactured Stone Veneer <br />o Ohio Blue Vein Cut Stone <br />• Hardieplank Siding <br />o Evening Blue <br />o Artic White <br />• Fiberon Siding (wood look) <br />o Warm Sienna <br />• Black window frame, dark bronze storefront, metal parapet cap <br />The blue horizontal siding and white vertical siding provide contrast and the wood <br />horizontal siding provides a natural look. Articulation and depth in the buildings <br />elevations is achieved with vertical bump outs, shadow lines, cornices and decorative <br />parapets. <br />The zoning ordinance requires a minimum 33% of the exterior walls have an exterior <br />finish of brick, stucco or stone. The elevations include sten&fflasefil=Y manufactured <br />stone veneer of ranging f em 38 43 , 38.6%, which exceeds ordinance requirements. <br />The building has multiple facades, varying exteriors materials, textures and strong <br />vertical and horizontal lines that provide articulation and depth and break up what could <br />be long monotonous walls. <br />Parking <br />The Zoning Ordinance requires a minimum number of parking stalls per use, as follows: <br />• Townhome, Quadraminium, Manor Home, Multiple Family Dwellings, and <br />Mobile Homes within Mobile Home Parks. At least two and one-fourth (2-1/4) <br />rent-free spaces per unit. In projects involving eight (8) or more units, the City <br />may require additional clustered guest parking spaces based upon calculation of <br />required demand. <br />The cottage home neighborhood is served by a 26 foot wide private road with no on - <br />street parking; therefore, off-street parking has been provided. The 20 cottage homes <br />require 45 parking stalls. Each cottage home has parking for 4 vehicles (2 in the garage <br />and 2 in the driveway) for a total of 80 parking stalls. Two off-street guest parking areas <br />also provide an additional 11 parking stalls for a total of 91 parking stalls. <br />Parking requirements for the cottage home a„d '„bheus-e neighborhoods are met. <br />21 <br />
