As discussed, the clubhouse has been omitted in order to enlarge the stormwater pond to <br />create more storage. <br />Senior Living Complex <br />In order to address revisions in final building design, structural details and floorplan <br />layout, there have been some changes to exterior elevations, materials and height; <br />however, the final design meets the Master Plan criteria and is consistent with the PUD <br />Development Stage Plans. <br />The multi -storied complex has varying heights that tier from the 2-story skilled care wing <br />to the 3-story assisted -living wing to the 4-story independent living wing. Decorative <br />parapets accent the rooflines. In order to achieve desired 9 ft ceilings, the building height <br />(top of wall) has increased 3 ft 6in in the independent living wing. The parapet heights <br />were decreased. The finished floor elevation (FFE) of the first floor (Level 1) is 910.5 EL <br />and that has not changed. Height Regulations: <br />B. Senior Living Campus <br />No building shall be erected or structurally altered to exceed forty-five (45) ft in height <br />or, for a multiple dwelling building, the greater of four (4) stories or forty-five (45) ft- <br />except as allowed by § 1007.043 (3). <br />Section 1007.043 (3) allows for parapet walls extending not more than four (4) ft above <br />the limiting height of the building. <br />The 4 story building height (top of wall) is 46' 6" plus 2' 6" parapet equals 49' 0". In <br />summary, the building and parapet heights meet the requirements of both the zoning <br />ordinance and Resolution No. 19-42. <br />20 <br />
