Public Safety Comments <br />The Police Division reviewed the proposed development. With the proposed turn lanes <br />on Hodgson Road and CR J into the site, there does not appear to be any public safety <br />concerns at this time. Further analysis of additional turn lanes along CR J was <br />encouraged and has been provided. <br />The Fire Division reviewed the proposed development and had the following comments: <br />1. Add a hydrant to the east side of the of the dr-iveway f0f the under-gr-ound gar -age <br />Hydrant has been added. <br />2. ^fir-antby elub house z and elub house par -king lot (one can sepve both, <br />per) Clubhouse has been omitted. <br />3. Mydr-a*ts3n elose }-eximityto a»z�(main building and club house+- Hydrant <br />has been added. <br />4. -Elevat rs e large enough t accommodate stet, hers .,ram o s Elevators are <br />wide enough. <br />Findings of Fact <br />The Planning and Zoning Board shall consider the final plat and the Community <br />Development Department shall forward the Planning and Zoning Board <br />recommendations to the City Council. The following requirements shall be met before <br />consideration of the final plat by the Planning and Zoning Board: <br />1. The final plat shall substantially conform to the approved preliminary plat and <br />phasing plan. <br />The final plat substantially conforms with the preliminary plat. <br />2. For plats that consist solely of individual single family residential lots, final plat <br />applications for subsequent phases shall not be approved until building permits <br />have been issued for 40% of lots in the preceding phase. This division applies <br />only when the preceding phase consists of 40 or more lots; and <br />Not applicable. The final plat is comprised of a mix of cottage homes, senior living <br />campus building and future commercial development. <br />3. Conditions attached to approval of the preliminary plat shall be substantially <br />fulfilled or secured by the development agreement, as appropriate. <br />The conditions of the PUD Development Stage Plan/Preliminary Plat have been <br />substantially fulfilled. Securities will be required with a Development Agreement. <br />32 <br />
