4. The storage area is blacktopped or concrete surfaced, unless an <br />alternative wear -resistant material is determined by the City Engineer to be suitable to <br />control dust and drainage and is specifically approved by the City Council. <br />Per the Resolution No. 18-03 and the Development Agreement, the rear yard was <br />allowed to use bituminous recycle millings for up to 5 years from final plat approval. <br />The rear yard shall be surfaced with bituminous asphalt or concrete by January 2023. <br />5. The storage area does not take up parking space or loading space as <br />required for conformity to this Ordinance and is not located in the front yard. <br />The Equipment Display Area as shown on the revised Site Plan prepared by All Seasons <br />Rental dated June 25, 2020 is allowed to remain. <br />6. The property shall not abut I-35W or I-35E. <br />The property does not abut 1-35W or I-35E. <br />7. The ratio of storage area to building footprint shall not exceed 2.5:1. <br />2.5 x 7, 740sf building footprint = 19,350 sf storage area allowed. <br />The proposed outdoor storage area as shown on the attached June 25, 2020, Outdoor <br />Storage Area is approximately 6, 000 sf. The Equipment Display Area (west of the <br />building) is approximately 1,400 sf. Both areas combined are less than the allowed <br />19,350 sf. <br />8. All parking, loading and truck staging activities shall occur on site. On - <br />street parking and loading associated with the use is prohibited. <br />No on -street parking is proposed. <br />9.
