Of the 100 platted riparian lots, approximately 10 existing lots on the west side of <br />Reshanau Lake along West Shadow Lake Drive may have the potential to subdivide <br />based on lot size. One of these lots is the proposed Poehling Addition. The proposed net density of 2.80 units per acre is consistent with the <br />Comprehensive Plan. There is no density change from the preliminary plat to the final <br />plat. <br />Zoning Requirements <br />The subject site is 0.78 gross acres (34,023 sf) as measured above the OHWL. Lot 1 will <br />contain the existing single family house. Lot 2 is being created for the purpose of <br />constructing one (1) single family home. The subdivision is also subject to requirements <br />of the Shoreland Management Overlay District. Reshanau Lake is classified as a <br />Recreational Development Lake in the Overlay District. <br />al <br />
