Storm Water Management and Erosion and Sediment Control <br />Per the Site Drainage Narrative prepared by Plow Engineering, Inc. dated july 1, 2019 <br />May 29, 2020, there are 3 areas of discharge from the site (one to the north and 2 to the <br />east). The existing fire pit will be removed and a small basin will be constructed in the <br />area adjacent to the fire pit. Per WSB Engineering letter dated September 24, 2019, new <br />impervious area from the site is all routed to the east towards Reshanau Lake. The new <br />impervious surface is less than 10,000 square feet, and all runoff from new impervious <br />will run over a pervious surface prior to leaving the site, therefore no water quality <br />treatment will be required as a result of the additional impervious surface from the single- <br />family residential development. Side yard drainage ways are required. <br />Utilities <br />Sanitary Sewer <br />A 3" sanitary sewer force main is has been installed along West Shadow Lake <br />Drive. The existing house shall hook up upon availability. The new house shall hook-up <br />upon construction. The existing septic drain field shall be removed. <br />Watermain <br />An 8" DIP watermain is has been installed along West Shadow Lake Drive. The <br />existing house shall hook up upon availability. The new house shall hook-up upon <br />construction. The existing well may be used for irrigation only or shall be properly <br />capped and abandoned. <br />Public Land Dedication <br />The City will require cash in lieu of land dedication for the new lot. The lot with the <br />existing house will not be charged a park dedication fee. <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2020 Park Dedication Fee $3,150 <br />= Total Due $3,150 <br />Tree Preservation <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and <br />forest resource and to replace removed trees in areas where tree cover is most critical. <br />Sheet 4, Tree Inventory/Removals identifies 96 significant trees on the entire site and 13 <br />of these trees will be removed. Of those 13 trees, 8 of the trees are within the basic use <br />area of the house pad and driveway and mitigation is not required. The other 5 trees are <br />7 <br />
