The remaining 83 trees provide open space <br />mitigation requirements, prevent erosion control and provide shoreland aesthetics. <br />Further tree mitigation is not required. <br />Landscaping <br />Canopy cover, foundation landscaping, and buffer and screens are not required for the 2 <br />lot residential subdivision. <br />Open Area Landscaping <br />The proposed stormwater basin is approximately 2,000 sf. This would require 1 large <br />tree and 3 large shrubs. The remaining 83 trees and existing shrubs on site satisfy the <br />open area landscape requirements. No further landscaping is required. <br />Boulevard Trees <br />Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. <br />This would require 2 boulevard trees. The 6 existing trees on Lot 1 and 1 existing tree on <br />Lot 2 along West Shadow Lake Drive provide boulevard tree coverage. No additional <br />boulevard trees are required. <br />Shoreline Buffer Zone <br />Reshanau Lake is an impaired, recreational development lake and efforts to protect and <br />improve the natural resource should be implemented with any development. A native <br />vegetated shoreline buffer will be required as a stormwater management best <br />management practice (BMP) to minimize runoff pollutants from entering the lake. The <br />buffer will also help stabilize the shoreline, reduce erosion and support aquatic plants and <br />wildlife. An average 20 foot wide but no less than 10 foot minimum wide native <br />vegetated buffer zone extending from the shoreline shall be installed and maintained on <br />both Lot 1 and Lot 2. As recommended by the Planning & Zoning Board, a 20 foot wide <br />access opening to the lake is allowed. Sheet 7, Landscape Plan details the access <br />openings, the buffer location and seed mix materials. A Shoreline Buffer Declaration <br />detailing maintenance shall be recorded against the property. <br />Environmental Assessment Worksheet (EAW) <br />An Environmental Assessment Worksheet is not mandated. The two (2) unattached <br />residential units are under the 250 unattached unit thresholds required for a mandatory <br />EAW. <br />Wetlands <br />A Wetland Delineation Report was completed by Jacobson Environmental, PLLC on <br />November 27, 2018.
