Open Area Landscaping The proposed stormwater basin is approximately 2,000 sf. This would require 1 large tree and 3 large shrubs. The remaining 83 trees and existing shrubs on site satisfy the open area landscape requirements. No further landscaping is required. Boulevard Trees Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. This would require 2 boulevard trees. The 6 existing trees on Lot 1 and 1 existing tree on Lot 2 along West Shadow Lake Drive provide boulevard tree coverage. No additional boulevard trees are required. Shoreline Buffer Zone Reshanau Lake is an impaired, recreational development lake and efforts to protect and improve the natural resource should be implemented with any development. A native vegetated shoreline buffer will be required as a stormwater management best management practice (BMP) to minimize runoff pollutants from entering the lake. The buffer will also help stabilize the shoreline, reduce erosion and support aquatic plants and wildlife. An average 20 foot wide but no less than 10 foot minimum wide native vegetated buffer zone extending from the shoreline shall be installed and maintained on both Lot 1 and Lot 2. As recommended by the Planning & Zoning Board, a 20 foot wide access opening to the lake is allowed. Sheet 7, Landscape Plan details the access openings, the buffer location and seed mix materials. A Shoreline Buffer Declaration detailing maintenance shall be recorded against the property. Environmental Assessment Worksheet (EAW) An Environmental Assessment Worksheet is not mandated.
