Goal 1: Plan for and achieve required street improvements and connectivity throughout <br />the City of Lino Lakes. <br />West Shadow Lake Drive is a reconstructed local street and has capacity to accommodate <br />one (1) new single family home. <br />Sanitary Sewer Plan <br />Goals of the sanitary sewer plan are to ensure well -planned, quality residential <br />development that conserves and enhances the city's natural resources and to provide an <br />affordable and safe sanitary sewer system. <br />Municipal sanitary sewer is bein has been installed along West Shadow Lake Drive. <br />The extension of this utility to serve lots eliminates on -site septic systems and promotes <br />the goal of preventing pollution of public waters. The sanitary system has capacity to <br />handle two (2) single family homes. Funding of the sanitary sewer extension <br />contemplated a higher allowable density of homes as is reflected in the rezoning of the <br />properties to R-1X <br />Water Supply Plan <br />A goal of the water supply plan is to provide residents affordable potable water that is <br />safe and of high quality for daily consumption and fire demand. <br />Municipal watermain is being has been installed along West Shadow Lake Drive. The <br />water supply system has capacity to handle two (2) single family homes. <br />Planning Districts <br />The site is located in Planning District 1 and is guided for low density residential <br />development. There are no specific planning recommendations for this site. The site is <br />located within Reshanau Resource Management Unit (RMU). <br />MNDNR Comments <br />The DNR reviewed the Poehling Addition preliminary plat and variance request in <br />October 2019. They recommend denial of the lot size variance request. Supported by the <br />Findings of Fact, the City Council approved the preliminary plat and variance request. <br />As required by the Shoreland Management Overlay ordinance, copies of the approved <br />resolutions were sent to the DNR on November 14, 2019. No further comments from the <br />DNR have been received. <br />Development Agreement <br />A Development Agreement will be drafted by the City and shall be executed. <br />11 <br />
