The property would need to be rezoned to PUD, Planned Unit Development in order to <br />allow for 40 ft wide lots with 50 ft of road right-of-way and allow for the "density <br />transfer" between NorthPointe and Burque property. <br />Staff Comment: <br />1. The applicant would need to provide additional public benefit in order to be <br />considered for PUD zoning. The R-2 zoning district allows for 60 ft wide lots and minimum <br />7,500 sf lot sizes.
