e. No manure bins or manure storage shall be located in the wetlands or <br />floodplain. <br />f. No manure waste shall be stored or spread within 50 ft of a wetland. <br />i. A 50 ft wide vegetated wetland buffer shall be maintained. <br />g. The applicant shall provide documentation to the City that the septic <br />system and drain field on the subject site have been inspected and <br />determined to be in compliance with state requirements and sized for <br />intended use. <br />h. Any future improvements required for restrooms shall be ADA compliant. <br />i. The number of portable animal shelters shall be limited to six (6). <br />j. The commercial stables are subject to Chapter 503, Animal Control <br />Regulations and shall be in compliance at all times. <br />k. PID #05-31-22-22-0003 and PID #05-31-22-22-0005 shall be combined <br />with Anoka County. <br />i. Proof of combination shall be submitted to the City. <br />ii. The newly combined parcel for the commercial stables shall be <br />addressed 450 Pine Street. <br />1. The commercial stable operations shall only occur on the newly <br />combined parcel addressed 450 Pine Street. <br />m. If in the event, PID #05-31-22-22-0006 (426 Pine Street -single family <br />house) is sold and no longer under common ownership, the maximum <br />number of animal units for the commercial stables shall be reduced to <br />twenty-one (21). <br />n. The 1986-Conditional Use Permit for Riding Stable/Show Arena and <br />1997: Conditional Use Permit for BMX Track/Arena shall be terminated. <br />i. City staff shall draft the Termination Agreements and shall be <br />recorded. <br />ii. Copies of the recorded Agreement shall be submitted to the City. <br />3. Deny Conditional Use Permit for Commercial Stables <br />a. A maximum of 12.5 animal units are allowed on the three (3) parcels <br />combined without a facility management and waste handling plan. <br />b. The riding club operations shall cease. <br />c. The subject site shall be in compliance with all City and other regulatory <br />agencies requirements. <br />d.
