ENVIRONMENTAL BOARD <br />AGENDA ITEM 6A <br />STAFF ORIGINATOR: Andy Nelson, Environmental Coordinator <br />MEETING DATE: October 28, 2020 <br />REQUEST: Bald Eagle Addition, Preliminary Plat <br />202 Elm Street <br />APPLICANT: Jason Hohn <br />Bald Eagle Builders Inc. <br />2025 Gateway Circle Suite 1 <br />Centerville, MN 55038 <br />PROPOSED DEVELOPMENT <br />The project consists of a new lot that will be created by splitting a lot with an existing <br />residence located at 202 Elm Street. The area is currently zoned R-1, low density <br />residential, and is also zoned R-1 in the 2040 Comprehensive Plan. <br />The total gross area of the existing parcel is 46,132 sq. ft. (1.06 acres). <br />Lot 1 Total area: 27,713 sq. ft. <br />Lot 2 Total area: 13,040 sq. ft. <br />Elm Street area: 5,379 sq. ft. <br />EXISTING SITE CONDITIONS <br />Soils <br />The soils consist of Zimmerman fine sands, which are in hydrologic group A and are <br />excessively drained. Two soil borings were performed at the northeast and southwest <br />corners of the proposed house pad. These borings found groundwater at 13 and 15 feet, <br />respectively. These borings also indicated 3-5" of topsoil over primarily very fine sand <br />and silty very fine sand. <br />Land Cover <br />Land cover on this site is classified as 11-25% impervious with short grass. Historical <br />(Marschner) land cover was oak openings and barrens. <br />Wetlands <br />There are no wetlands indicated on site. <br />1 <br />
