Flood Plain <br />The site does not fall within flood plain. <br />ANALYSIS <br />Tree Preservation <br />A tree inventory/removal list was submitted. Trees removed are in the basic use area and <br />will not require mitigation trees to be planted. <br />Residential lots require one boulevard tree per frontage. In this case, both parcels 1 and 2 <br />have existing trees in the right-of-way that will satisfy this requirement. <br />Any trees to be preserved that are near construction activities should be protected with <br />tree protection fence installed at a radius of one foot per inch DBH (diameter at breast <br />height). In this case, potential trees to protect are the boulevard white cedars, a maple <br />behind the proposed house pad, and a row of conifers on the south perimeter of Lot 2. <br />It should be noted that there are 10 ash trees on the two parcels, with 3 being slated for <br />removal near the Lot 2 house pad. Because emerald ash borer infestations are increasing <br />in the City, removal of any of the remaining ash trees on site that are not planned to be <br />protected with insecticide injections would be recommended prior to new home <br />construction. <br />Storm Water Management and Erosion and Sediment Control <br />An NPDES permit is not needed for this site as it is less than one acre. <br />An erosion control plan has been submitted. The plan shows silt fence for perimeter <br />control and a rock construction entrance. Storm drain inlet protection will be required for <br />the catch basin in front of 7150 2nd Avenue. <br />The maximum amount of impervious surface allowed per lot is 40%. Lot 1 has 4,405 sq. <br />ft. (15.9%) of impervious surface; Lot 2 has an estimated 4,350 sq. ft. (33%) impervious <br />surface. These lots meet the requirement. <br />2 <br />
